We’re all looking for bargains in this market and we hear about a lot of ways to make buying a property financially easier.  Buzzwords being tossed around include HUD homes [click for more info], down payment assistance programs (offered by the City of Austin or the State of Texas) [click for more info], special community programs like HUD’s Good Neighbor Next Door Program, and short sales [click for more info].  But what are these and how do you actually use them to buy your next property?  Moxie has helped our clients take advantage of each of these programs in the last couple of months. Healthiest Housing Markets 2009: Fall Update (Builder Online Magazine): Not only is Austin ranked first, Austin was the only market on the list that is genuinely close to healthy.

Justine’s Winter Tips from the “Farm”*

Living in Central Texas means I normally have the doors and windows open while I am cooking Thanksgiving dinner, but it still gets cold here even if it’s just for a couple of weeks in January and February!

Since Kevin and I moved out to our drafty old farm house I have learned a few things about staying warm and not breaking the bank! Below are my personal tips for heat (and money) savings!

Weatherstripping
Easily found at your nearby home improvement store, weatherstripping is an invaluable tool to keep the heat in and the cold out. Affordable and easy to install, weatherstripping is available in a number of forms. Rubber and plastic adhesive-backed or felt are probably the most affordable and easiest options for renters, while metal is a better choice for homeowners, or those who intend to remain in the same location for more than 3 years. This tutorial on How Stuff Works will help get you going on your weather-stripping projects.

Insulation
Add additional insulation to your attic to help hold in the air you’ve already heated. The ideal R-value is 30 or higher. The older your home, the more likely your existing insulation has compressed and lost R-value. You may choose batt insulation or the new recycled "blown-in" insulation; both work to reduce your home’s energy consumption during winter and summer months.

Thermostat
Setting your daytime thermostat temperature at 68 degrees F and nighttime (or away from home) temperature at 55 degrees F during the cooler months will go a long way towards curbing emissions and costs alike.

Bundle Up!
Once you turn that thermostat down you will have to get cozy the old fashioned way - warm socks, sweaters, hot water bottles, and a great collection of tea will keep you toasty when the weather hits the teens – and you won’t break the bank!

Barkitecture - Austin's best architects and designers have been chosen to create modern dog houses to be auctioned off to benefit Blue Dog Rescue, Austin Pets Alive, Austin Dog Rescue, and Forgotten Friends. These non-profit, largely volunteer-run groups work to find forever homes for homeless animals, many of which would otherwise be euthanized at local shelters. http://www.austinbarkitecture.com/

Mexic-Arte Museum, will be celebrating its 26th Annual Día de los Muertos – Austin’s largest and longest-running Day of the Dead festival featuring Latino artists and entertainment, an exhibition, and educational programs in the heart of downtown.  Part of the proceeds will benefit the Museum's education programs. Buy original artwork at the 17th Annual Art from the Streets Show and Sale exhibition. AFTS is a volunteer-driven program providing a safe and encouraging environment for Austin’s homeless to create art.  Original artwork starts at $35 with all sales proceeds, apart from a nominal mounting fee, going directly to the participating artists.

Don’t miss the Edgar Allen Poe exhibit at the Ransom Center (perfect for Halloween!).  "From Out That Shadow" features manuscripts, books, art and personal effects, many of them displayed for the first time, documenting Poe's career as a writer, his romantic relationships and mysterious death, the decline and rehabilitation of his literary reputation and his profound influence on mystery and detective fiction and other genres.  http://www.hrc.utexas.edu/exhibitions/2009/poe/
